Lumpkin County remained relatively active in August with 145 active listings and 38 closed sales, producing a 3.8-month absorption rate. Sales increased slightly from 36 to 38, while available inventory declined from 149 to 145. Average days on market was 80 days.

Sellers:

  • Overall inventory remains relatively tight at 3.8 months, giving well-priced sellers an advantage.
  • The $300K–$399K range was especially active, with just 1.6–2.1 months of inventory.
  • The market becomes more challenging at higher prices, especially $1M+, where inventory reached 19 months.
  • Pricing correctly remains important despite the relatively low overall inventory.

Buyers:

  • Buyers have choices, but competition remains stronger in the $300K–$399K range.
  • More negotiating opportunities appear as prices increase, particularly in slower-moving segments.

The August numbers show a market that is more selective and price-sensitive, but home values are still holding. Sales volume declined, while prices increased modestly compared with August 2025.

Sellers:

The biggest message is price it right from the beginning. Correctly priced homes sold in a median 12 days and received 100% of original list price. Overpriced homes took 86 days and ultimately received only 91.8% of their original asking price.

With half of listings experiencing a price reduction, today's buyers are clearly pushing back when they believe a home is overpriced.

Buyers:

Buyer have more negotiating power and can be more selective, especially with homes that have been sitting on the market or have already reduced their price. However, correctly priced homes are still selling quickly, so buyers shouldn't assume every property will eventually be discounted.

Metro Atlanta isn't seeing a broad collapse in prices—it's seeing a growing divide between homes that are positioned correctly and those that aren't. Prices are still slightly higher than last year, but fewer homes are selling and nearly half of listings are failing to close.
